Boiler Room Thermal Insulation Residue Removal & Encapsulation
The Challenge
MD Environmental was instructed to carry out works within a live boiler room at a residential block of flats in Brighton.
The project involved the removal of historic thermal insulation residues remaining on boiler room walls. These residues were associated with previous pipe insulation, where services had historically been fixed close to wall surfaces.
Although the pipes and walls had been stripped and cleaned approximately 10–15 years ago, industry standards at that time were not at today’s level. As a result, residual material remained and required specialist remediation to achieve a compliant finish.
With live services and restricted access, careful planning and controlled working methods were essential.
Our Solution
The MD Environmental team carried out a thorough controlled clean using hand tools to safely remove remaining insulation residues.
Key elements of the works included:
Controlled working conditions within a live plant room
Careful removal of residual insulation materials
Independent visual inspection following cleaning
Full encapsulation of all walls using two coats of ET150, providing a sealed and compliant surface finish
All works were completed while maintaining essential building services and ensuring the safety of residents, building managers and other trades on site.
The Result
The boiler room was returned to a clean, sealed and compliant condition, meeting modern industry standards and providing long-term reassurance for the building management team.
This project highlights how historic works, even those completed years ago, can still require specialist attention to meet current asbestos and insulation management standards.
